What does a property lawyer actually do?

Short version: we make sure the house you think you’re buying is the house you actually get, and that the money and the title change hands properly on settlement day.

Read the agreement

We go through the sale and purchase agreement line by line and tell you what you’ve committed to: conditions, dates, deposit, and anything unusual that’s been added.

Check the title

We search the title to confirm the seller can actually sell it, and find anything registered against it that could affect you.

Read the LIM

The council record of the property. We read it and summarise what matters in plain English: unconsented work, flooding risk, anything outstanding.

Deal with your bank

We handle the loan documents and make sure the money is where it needs to be, when it needs to be there.

Handle KiwiSaver

If you’re making a KiwiSaver first-home withdrawal, we do that paperwork too.

Settle the purchase

On settlement day we move the money, register the transfer, and tell you when the keys are yours.
